Project Overview – Coordination & Challenges

• Located in an existing former BHS the store comprising of six floors
• Flagship store
• High-grade finishes

The installation comprised of:

• Full mechanical services and public health design
• Lead for coordination of mechanical, electrical and sprinklers
• New packaged AHU including ductwork distribution was altered to provide air to the space via ceiling mounted diffusers
• Supply and installation of new VRV air conditioning systems to serve sales and BOH areas
• New BMS Controls system including lighting control, energy monitoring and last man out override.
• New boosted cold water system including potable storage tank.
• Domestic water services and above ground drainage services were provided to the BOH Staff areas.

Risks/Opportunities

Designated Plant Area & Lifting

• The allocated plant area was located at 2nd floor roof level
• Tram lines and a taxi rank adjacent to the building/lifting zone
• WBM coordinated council permits, road closure, taxi rank suspension and tram line permits

Mechanical Services Risers

• No common riser in store led to complex design solutions
• Low soffit heights on 2nd & 3rd Floors required BIM designs to ensure coordinated services did not impact retail solutions
